Frequently Asked Questions

  • What type of inspections do you perform ?

We specialize in Wind Mitigation, four point inspection, roof condition inspection and full general home inspection for purchase. We also specialize in Condominium / HOA Master Wind Mitigation, Type II & Type III Wind Mitigation to help reduce insurance cost.

  • What is a wind mitigation inspection ?

This inspection is unique to Florida and focuses on seven features of a home that would be most affected by high wind events and hurricanes. A Wind Mitigation Inspection can save up to 60% on your homeowner's insurance.

Our inspectors will document the following :

    1. Age of your home
    2. Roofing material, permit date
    3. What roof deck fasteners are used
    4. How the roof is attached to the wall
    5. Shape of the roof
    6. Presence of a secondary water resistance
    7. Presence of openings protection such as impact windows, shutters, etc.
  • Will my house pass or fail ?

There is no pass or fail for the wind mitigation inspection. Our inspectors simply document the construction features of your home so the insurance carriers can properly quote you a price to bind a policy. Few houses built before 2003 will receive every discount available. If you do not have all credits available,  this does not mean your your home failed the inspection or your house was poorly built. We will consult with you if there are ways to lower your premium. Florida building codes have continually evolved over time as well as the wind mitigation form accordingly.

  • How can I prepare for a wind mitigation inspection?

There are several ways you can prepare for an inspection:

If your home has an attic, make sure it is accessible. Attic access is required to determine various features only found in the attic. Please move vehicles and other obstacles out of the way of the attic access point.

If you have storm shutters, make them available for the inspection.  Have ready any copies available of documents that clearly identify mitigation features and that can be used to confirm the presence of or prove a hurricane product is impact rated.

For information about the types of documents that are usually obtainable and acceptable for specific mitigation features, refer to Citizens’ Wind Mitigation Feature Documentation Guidelines.

  • What is required to qualify for opening protection credit ?

To qualify for the opening protection credit, all exterior openings must be protected. This is an all or nothing credit. All glazed exterior openings including doors, windows and skylights must be fully protected with State of Florida or Miami-Dade County verified impact resistant coverings.

  • How long is a wind mitigation certificate valid ?

The wind mitigation certificate is valid for five years from the date of the inspection. If there has been upgrades such as a new roof, impact windows added to your home or a new overhead door then a new wind mitigation inspection is most likely needed. Call us to confirm if any added upgrades would impact your insurance premiums.

  • Do I have to get a new mitigation inspection if the previous owner has a valid inspection form ?

Yes, Wind mitigation credits cannot be transferred from a prior owner. You must provide a new Uniform Mitigation Verification Inspection form because the current property owner must be present and attest to the validity of the inspection.

The Uniform Mitigation Verification Inspection form was developed by Florida's Office of Insurance Regulation, which includes a fraud statement that the current property owner is required to sign and date. This statement reads as follows:

"I certify that the named Qualified Inspector or his or her employee did perform an inspection of the residence identified on this form and that proof of identification was provided to me or my Authorized Representative."

  • How long does a wind mitigation or four point inspection last ?

These inspections typically take from 30 minutes to 1 hour.  In order to make the inspection faster, homeowners should have the attic access open and any documentation regarding the roof, windows and shutters available.
